Bluerock Value Exchange Sells North Carolina DST (1031-Exchange) Investment Property

New York, NY (March 15, 2018) – Bluerock Value Exchange (BVEX) announced the sale of Alamance Reserve, a 240-unit apartment community located in in Burlington, North Carolina. BVEX acquired the asset for $19.7 million in January 2014 and sold it for $25.0 million in March 2018 following the successful implementation of unit renovations that increased resident demand and overall resale value over. The property was acquired on behalf of BR Alamance, DST, a Delaware Statuary Trust (DST) structured for 1031 like-kind exchanges for accredited investors.

Alamance Reserve is a Class A, garden-style apartment community located in a highly desirable location along I-40 between Greensboro and Durham, North Carolina near Alamance Reserve Shopping Center and the Alamance Regional Medical Center. The Property boasts sought-after amenities including a resort-style saltwater pool, playgrounds, covered car wash, tennis courts, disc golf course, jogging path, putting greens, and 24-hour fitness center in a sprawling 20-acre campus.

The BVEX capital improvement program, which contributed to an NOI increase of 21% over the 4-year hold period, were aimed at increasing retention and driving rental rate increases. Improvements included upgrades to kitchen cabinet hardware, appliances and countertops; upgrades to bathroom hardware as well as upgrades to lighting, fixtures and flooring throughout the units.
